About this job:

JOB SUMMARY

Heading the Tenant Relations Department, the Senior Tenant Relationship Manager (STRM) is responsible for all tenant relations and building related matters in two centrally located Grade A office buildings managed by the German Centre Beijing. The premises of together 21.000 sqm host currently around 130 corporates with offices ranging from 12 to 2.500 sqm. Reporting to the Managing Director and consulting with the Business Development Manager, he/she is the main interface between corporate tenants and building management as well as construction teams.

 

Main Tasks

  • Handle all tenancy and building management matters with a clear customer oriented approach while ensuring above industry standard occupancy rates
  • Develop strong customer relationship/network through established and new business contacts
  • Source, identify and negotiate with potential tenants
  • Maintain a close rapport to both Sales and Property Management in each building on tenant related (technical) issues, i.e. hand over, reinstatement work, car-park allotments, etc.
  • Coordinate with relevant consultants, construction teams, other service providers and government authorities on building related matters.
  • Conduct market research, i.e. competitor analysis, market development etc.
  • Provision of related internal reports and budget proposals (incl. update/use of CRM database)
  • Supervise/train staff and trainee of Tenants Relations Department

Requirement:
  • High service and customer orientation with proactive attitude / anticipatory thinking
  • Excellent intercultural communication and (self-) organization skills
  • Persuasive, business-minded and target & solution oriented
  • University degree, preferably with business background
  • At least 5 years of working experience in real estate or facility management with a good technical and legal understanding in related areas
  • Fluency (oral and written) in English and Chinese (Mandarin); proficiency of German an advantage
  • Proficient IT knowledge & working experience with CRM systems
  • Highly flexible, self-motivated, open-minded and autonomous when working
  • Stress resistance for producing quality results (with an eye for the detail) in a dynamic environment
  • Working experience in Germany or German-related environment an advantage
